The complete HDB maintenance checklist (2026)
An HDB flat needs only a handful of recurring checks a year to stay in good shape: monthly leak and trip tests, aircon servicing every three months, a twice-yearly clean of traps and fans, and a yearly heater flush and safety check. Here is the full schedule, with the intervals that actually matter in Singapore’s climate.

Every month
- Press the test button on your ELCB/RCCB at the distribution board — it should trip instantly. If it does not, call a licensed electrician.
- Look under the kitchen and bathroom sinks for damp patches or drips.
- Pour water through floor traps you rarely use so the seal does not dry out and let smells in.
Every three months: aircon servicing
In Singapore’s humidity, a general aircon service every three months keeps airflow strong and stops the musty smell that means mould in the fan. A unit run hard through the year will lose cooling and creep up your bill long before it fails outright.

Twice a year
- Descale kitchen taps and the kettle; hard water builds up faster than you expect.
- Oil window hinges and check that casement stays are tight — important on higher floors.
- Clean ceiling fan blades and check the mounting; a wobble is worth a look.
Once a year
- Flush the storage water heater to clear sediment; it runs safer and lasts longer.
- Book a deeper aircon chemical wash if cooling has dropped.
- Check bathroom waterproofing and re-seal any cracked silicone before it leaks to the unit below.
- Test smoke detectors and replace the battery.
